  1. Consent & Initial Resolution

    A housing society must secure consent from at least 51% to 70% of its members (depending on the project type) to initiate redevelopment.

  2. Appointment of PMC (Project Management Consultant)

    The society appoints a PMC to guide the technical, legal, and financial aspects of the project.

  3. Feasibility Study & Tendering

    The PMC conducts a feasibility report and invites tenders from reputed developers.

  4. Developer Selection

    A formal agreement is signed between the society and the developer, along with a Power of Attorney for project execution.

  5. Sanctions & Approvals

    The developer obtains necessary approvals from authorities like MCGM/TMC, MHADA, SRA, and secures IOD (Intimation of Disapproval) and CC (Commencement Certificate).

  6. Member Relocation

    Residents are temporarily shifted to transit accommodations or given rent as per the agreement.

  7. Demolition of Existing Structure

    The old building is safely demolished following safety and environmental norms.

  8. Construction of New Building

    The developer constructs the new building as per approved plans, incorporating modern amenities and eco-friendly features.

  9. Occupation Certificate (OC) & Handover

    After completion, the OC is obtained, and the new flats are handed over to the original members along with additional promised benefits.
